Why concrete sinks and floors sag
Washed-out soil underneath, weakened wood above
Driveways, patios, walkways and steps sit on soil. When roof water and rain wash fill soil out from under a slab, or loose fill settles over time, the concrete loses support and drops. In Greater Lafayette's freeze-thaw winters, water under a slab also freezes and heaves it, then lets it settle unevenly when it thaws.
A slab that tilts toward the house is more than a trip hazard. It sends water straight at the foundation, which feeds crawlspace and basement moisture problems.
Inside, sagging and bouncy floors usually trace back to the crawlspace: support posts that were undersized or set on bare dirt, joists and beams spanning too far, or wood weakened by years of crawlspace moisture.
Signs you need concrete lifting or floor support
- Driveway or garage slab that has dropped or cracked at the joints
- Patio or walkway tilting toward the house
- Steps or stoops that have sunk or pulled away
- Gaps or trip edges between slabs
- Water pooling on concrete or running toward the foundation
- Floors that bounce, dip or slope
- Cracks in drywall or tile above a soft spot in the floor
How we fix it
How we lift concrete and level floors
The right repair depends on what dropped and why. Your written plan explains what your home needs, and if drainage caused it, we'll tell you how to keep it from happening again.
Polyurethane foam lifting
We drill small holes in the slab and inject expanding polyurethane foam underneath to fill voids and raise the concrete back toward level.
Driveways, patios, walks & steps
Foam lifting works on most exterior slabs and is usually ready to walk on the same day.
Joint and crack sealing
After the lift, we seal joints and cracks so water stops washing out the soil beneath.
Adjustable steel support posts
Steel posts set on proper footings in the crawlspace to support beams and level sagging floors from below.
Sistered and replaced joists & beams
New lumber fastened alongside or in place of weakened or undersized joists and beams.
Moisture fix at the source
If crawlspace moisture weakened the wood, we'll show you how encapsulation keeps the repair from failing.
Lift vs. replace
Why lifting often beats tearing it out
Replacing a sunken driveway or patio means breaking it up, hauling it away and pouring new concrete. Lifting reuses the slab you already have, with small holes instead of demolition and far less mess in your yard.
Lifting isn't always the answer. Slabs that are badly broken or crumbling may need replacing, and we'll tell you honestly if yours is one of them.
How long does it take?
Most concrete lifts are done in a day. Floor support work in the crawlspace usually takes one to three days, depending on how many posts or joists are needed.
What does it cost?
Price depends on the size of the slab, how far it has dropped and how much void is underneath, or for floors, how many posts and joists are needed. We measure during the free inspection and give you a written price with options. Ask about payment plans when you get your estimate.
Often paired with
- Exterior drainage: buried downspout extensions and regrading so water stops washing out the soil under your slabs
- Crawlspace encapsulation: keeps crawlspace wood dry so floor supports last
- Foundation repair: when a settling slab is a sign the foundation itself is moving
Questions
Concrete lifting & floor questions
Don't see yours? Call or text and ask. There's no charge for advice.
Can my sunken driveway or patio be lifted instead of replaced?
Often, yes. If the slab is mostly intact, polyurethane foam can fill the voids underneath and raise it back toward level. Slabs that are badly broken or crumbling may need replacing, and we'll tell you if yours is one of them.
How soon can I use the concrete after it's lifted?
Polyurethane foam cures quickly, so most lifted slabs can be walked on the same day. We'll tell you when it's ready for vehicles.
Will lifted concrete sink again?
Lifting fixes the void, but if water keeps washing out the soil, settling can return. That's why we look at downspouts and grading on every job and recommend a drainage fix when it's the cause.
Why are my floors bouncy or sagging?
Usually because of what's under them: support posts that are undersized or sitting on bare dirt, joists spanning too far, or wood weakened by crawlspace moisture. We find the cause in the crawlspace and fix it from below.
How much does concrete lifting cost?
It depends on the slab size, how far it has dropped and how much void is underneath. We measure during the free inspection and give you a written price with options before any work starts.
