Why Lafayette foundations move

Clay soil, freeze-thaw and water against the wall

Much of Tippecanoe County sits on clay-heavy soil. Clay swells when it's wet and shrinks when it dries, so the pressure against your foundation changes with every wet spring and dry summer.

Indiana winters add freeze-thaw cycles. Water in the soil next to the wall freezes, expands and pushes, then thaws and lets the soil settle. Over years, that's what bows block walls inward and opens stair-step cracks.

Water is usually the trigger. Downspouts that dump at the wall and yards that slope toward the house keep the soil saturated, which is why we look at drainage on every foundation inspection.

Signs your foundation needs attention

  • Horizontal cracks in a basement or crawlspace wall
  • Stair-step cracks in block or brick
  • Walls that bow, lean or bulge inward
  • Cracks that are getting wider
  • Doors and windows that stick or won't latch
  • Gaps around window frames or at the top of walls
  • A chimney or porch pulling away from the house

How we fix it

Foundation repair methods we use

The right repair depends on what's moving and why. Your written plan explains which of these your home needs, and which it doesn't.

Wall anchors

Steel anchors set in the soil outside and connected to plates on the inside face of the wall. They stop inward movement and can be tightened over time.

Wall bracing

Steel braces installed along the inside of bowing walls, anchored at the floor and framing, when outside anchors aren't practical.

Push piers

Steel piers driven through unstable soil to firmer ground, then used to support a settling section of the foundation.

Helical piers

Screw-in steel piers for lighter loads like porches, additions and chimneys, or where soil conditions call for them.

Crack sealing & stabilization

Seal and stabilize cracks so they stop letting in water and can be monitored.

Chimney & porch settlement

Support or lift a chimney, stoop or porch that has settled and pulled away from the house.

Is it serious?

Which cracks matter, and which don't

Not every crack means trouble. Thin vertical cracks in poured concrete walls are common shrinkage cracks and often harmless.

The ones to have looked at are horizontal cracks, stair-step cracks in block, cracks that are widening, and any crack that comes with a wall leaning or bowing. Those usually mean soil pressure or settlement is still at work.

How long does foundation repair take?

Many repairs take a few days. Larger projects that combine piers, wall anchors and drainage can take longer. We give you a timeline with your estimate.

What does it cost?

Price depends on the repair method, how many piers or anchors are needed, access around the house and what's growing or built along the wall. We measure during the free inspection and give you a written price with options. Ask about payment plans when you get your estimate.

Often paired with

  • Exterior drainage: downspout extensions and regrading reduce the water pressure that moved the wall in the first place
  • Basement waterproofing: an interior drain and sump pump for walls that also leak
  • Floor support: steel posts and sistered joists for sagging floors above the problem area

Are cracks in my foundation always a problem?

No. Thin vertical shrinkage cracks are common in poured walls and often harmless. Horizontal cracks, stair-step cracks in block, or cracks that are widening are the ones to have looked at.

Can a bowing wall be straightened?

Sometimes. The first goal is to stop the movement. With wall anchors, the anchors can be tightened over time, and in some cases that gradually brings the wall back toward straight. We'll tell you honestly what to expect for your wall.

Will a foundation repair help when I sell my home?

A documented, warrantied repair is much easier to explain to buyers and inspectors than an unknown problem. We provide paperwork you can hand to a buyer.
